Ideal Construction Timelines for Building a 5, 8, 10 Marla, or 1 Kanal House

Building a house is one of the biggest investments in almost every person’s life. For most people, it’s not just about the cost but also about finishing the construction as quickly as possible. However, rushing the process can affect the quality and strength of the house. To understand this better, we talked to Mr. Mujahid Naseer, COO of CDB Properties, and Mr. Mohsin Munir, Project Director of OZ Developers, who is also a certified construction expert.

Importance of Time in Construction

When building a house, time is really important. Many clients ask construction companies to finish homes quickly, sometimes in just three to six months, to complete the home. But rushing in construction can create problems in the future.

Ideal Time of Completing Grey Structure

The grey structure of the house is very important because it consists of foundations, walls, and roofs. If you can rush into this step, it can create major problems with the structure later. This step requires proper time according to the size of the plot.

5 Marla House

Building a 5-Marla house usually takes about 5 months in total. The grey structure, which includes the basic framework like walls and roof, typically takes at least 3 months to complete. After that, the finishing work, such as painting and installing fixtures, takes around 2 months. Some builders might promise to finish the grey structure faster, in 1.5 to 2 months. If the construction is done too quickly, it can cause problems like weak foundations or walls that aren’t strong enough, which could lead to issues later on. For this reason, grey structure is a very important step to building a house, so build a house in the proper time frame.

8 Marla House

The construction process will take about 7 to 8 months in total for 8 Marla House. First, the grey structure will take around 4 to 5 months to complete. After this step, the finishing work will take another 3 to 4 months. So, overall, the project will be done in roughly 7 to 8 months.

10 Marla House

Building a 10-Marla house usually takes around 9 to 10 months. First, the grey structure takes about 5 to 6 months. After that, the finishing work takes another 4 months. So, from start to finish, you can expect the house to be ready in roughly 9 to 10 months.

1 Kanal House

Building a 1 Kanal house usually takes about 12 to 14 months in total. First, the basic structure, also known as the grey structure, takes around 7 to 8 months to complete. After that, the finishing work takes about 6 months. So, from start to finish, you can expect the whole process to take a little over a year.

Best Months to Start Construction

The time of year when you start building a house really matters. According to Mr. Mohsin Munir, the best months to start construction are January, February, March, and April. Starting during these months allows the house to be exposed to the summer sun, which is important for drying and strengthening materials like concrete and plaster. If you start construction in May or June, you might run into problems because of the monsoon season. Rainy weather can delay important tasks like pouring slabs and curing, which can slow down the whole project.

If you can’t start your project in the first four months, the next best time to begin is after September 15. This is when the monsoon season ends, making it easier to work without weather interruptions.

Ideal Time of Completing Finishing Work

Once the grey structure of the house is completed, the finishing work starts like plastering, flooring, and electrical work. Unlike the grey structure, the finishing work doesn’t affect the strength or stability of the house. However, how long it takes depends on how complicated the design is and whether the materials are available. For 5-marla house might take around 1.5 to 2 months to finish, while an 8-marla house could take 3 to 4 months. A 10-marla house usually takes about 4 months, and a 1-kanal house can take up to 6 months to complete all the finishing work.

Common Mistakes to Avoid

Rushing in Foundation

A lot of contractors back-fill the foundation immediately after laying it, without giving it time to gain strength. This can lead to cracks and structural damage. Mr. Mujahid Naseer suggests waiting at least 7-10 days.

Starting Upper Floor Too Soon

Don’t rush to start building the upper floors right after finishing the ground floor slab. Wait at least 7 to 10 days before moving forward.

Ignoring Curing Time

Don’t skip or rush the curing process. Curing is important because it helps concrete become strong and durable. If you don’t give it enough time, it affects the structure of the house.

Conclusion

Building a house is a very complex process that requires a lot of planning and execution.  While it’s natural to want the project completed quickly. time it needs to ensure quality and durability. By following the recommended timeframes and avoiding common mistakes, you can get a good balance between speed and quality.
