What Is the Kuwait Mall Dining District?

The Dining District is Kuwait Mall’s fine dining zone. The developer’s plan describes it as fine dining at Kuwait Mall, on the third floor. Instead of scattering restaurants between general shops, the project groups them on one floor. As a result, diners get a clear destination, and restaurant owners get neighbours that draw the same customers. The floor plan shows a triangular floor with restaurant units along every edge. An open central space with escalators sits in the middle. Because of this layout, restaurant frontage runs along all three sides of the floor.

The developer’s concept images show several dining styles. These include classic European, Chinese, Arabic and contemporary interiors. However, they are artist’s impressions of how each zone could look. They do not confirm any specific restaurant brand.

Kuwait Mall Dining District Price and Payment Plan

The Kuwait Mall Dining District follows the same payment structure as the rest of the project. First, a down payment is due. Next come 25 monthly installments and five bi-annual payments. Finally, a possession payment completes the price.

Here is how the PKR 20,000,000 price breaks down. The down payment is PKR 4,000,000, or 20% of the price. The 25 monthly installments of PKR 240,000 add up to PKR 6,000,000, or 30%. The five bi-annual payments of PKR 1,200,000 also total PKR 6,000,000, or 30%. The final PKR 4,000,000, another 20%, falls due on possession.

In other words, you pay 80% of the price, which is PKR 16,000,000, before possession. The monthly installments begin 30 days after the booking date.

Dining District Terms and Conditions in Plain English

The payment plan carries six terms. Here is what each one means for a buyer.

  • Booking: Your booking is confirmed once CDB receives the required down payment and documentation.
  • Monthly installments: They start 30 days from the booking date.
  • Area: The gross area is approximate and subject to final measurement adjustment.
  • Charges: The plan states that no category charges apply.
  • Finish: All units are offered on a non-furnished basis, so you will plan your own interiors.
  • Availability: The plan is subject to unit availability.

Where the Dining District Sits Inside Kuwait Mall

Kuwait Mall is a mixed-use tower, so restaurants share the building with several other uses. Ground Floor commercial shops start from PKR 85,000 per square foot. For context, the Dining District rate of PKR 40,000 is less than half of that. The 4th floor is a Gold & Cosmetics floor, and the 5th floor holds amenities such as Shapes Gym. Finally, the 6th floor is the Food Court.

Above the commercial floors, apartments are sold in four apartment view categories, starting with studio apartments. The developer’s amenity list also includes corporate offices, a 5-star hotel, a rooftop restaurant and a kids zone. Together, these are all possible sources of diners for the floor.

Kuwait Mall Dining District vs the 6th Floor Food Court

Both floors serve food businesses, but they work differently. The table below shows the main differences.

Food Court figures come from CDB’s Kuwait Mall overview page.

In practice, the double-height Food Court areas suit quick-service and high-turnover brands. The Dining District, on the other hand, suits sit-down concepts that want a more premium setting.

Who Should Consider a Dining District Unit?

  • Restaurant owners. If you plan a sit-down concept in Bahria Town Lahore, a 500 sq ft unit gives you a fixed address inside a large mixed-use project.
  • Operators expanding from other areas. A unit here lets an established brand open in Bahria Town Lahore on an installment basis.
  • Investors. You can buy a unit and lease it to an operator. The developer positions the floor as a high return opportunity.
  • Overseas Pakistanis. The installment structure and LDA approval suit buyers who manage their purchase from abroad. In addition, CDB Properties supports overseas clients with documentation and after-sales assistance.

Location and Approvals

Kuwait Mall stands directly opposite the Eiffel Tower replica in Bahria Town Lahore. Also, it faces Downtown Lahore, and it sits near Ring Road and Grand Jamia Masjid.
