Most new shopping and commercial towers in Lahore compete on the same things: location, unit prices, and amenities. Huashu China Town is different. It is not a mall feature or a marketing label. It is a wholesale trade format that gives Pakistani buyers and retailers a direct line to Chinese manufacturers, built into the ground floors of two OZ Developers projects in Bahria Town Lahore.
What Huashu China Town actually is
In a typical retail plaza, a shop owner buys stock from a distributor, who bought it from an importer, who bought it from a manufacturer. Each step in that chain adds a markup. Huashu China Town is built to shorten that chain. It gives unit owners and traders in the space direct access to a network of Chinese manufacturers, cutting out several of the usual middlemen between factory and shop floor.
This is a genuinely new format for Lahore’s commercial real estate market. Most Bahria Town commercial towers are built around conventional retail, food and beverage, or office tenants. A wholesale trade floor asks a different question of its buyers: not “will shoppers walk past my shop,” but “can I move stock through a sourcing network that reaches all the way back to the factory.”
Where it is actually located
OZ Developers first announced the concept publicly through its own social media as “China City,” describing it as the first-ever China City in Pakistan, inaugurated at Bahria Sky in Bahria Orchard Phase 4. That makes Bahria Sky the original home of the concept, not Canton Sky Tower.
Huashu partnership now extends to Canton Sky Tower on Main Raiwind Road as well. In other words, this is one trade partnership being rolled out across two locations rather than two separate or conflicting claims. Canton Sky Tower’s ground, first, and second floors work as its own wholesale trading hub under the same partnership, alongside a food court and residential apartments higher up in the building.
Why this matters beyond Lahore’s usual mall pitch
Pakistan’s trade relationship with Chinese manufacturers is not new. It already runs through informal import channels, online sourcing platforms, and established trade shows such as the Pakistan Industrial Expo, which has run annually in Lahore since 2017 and now draws well over 100,000 visitors and hundreds of participating companies a year. What Huashu China Town adds is a permanent, physical version of that same relationship, housed inside a commercial tower rather than a temporary exhibition hall.
That distinction matters for anyone evaluating a unit in either building. A temporary trade expo generates a few days of intense activity once or twice a year. A permanent wholesale floor inside a residential and commercial tower is meant to generate consistent, year-round footfall from traders and buyers, which is a different and, if it works, more durable kind of demand.
What buyers should still verify
Because this format is new to Pakistan’s real estate market, a few questions matter more here than they would for a standard retail unit. First, ask how many manufacturers are actually confirmed to participate, and in which industries, rather than relying on a general headline figure. Second, ask whether the Huashu branding and manufacturer access apply identically at both Bahria Sky and Canton Sky Tower, or whether one location has a more developed network than the other at this stage. Third, treat the wholesale floors as a separate investment decision from the food court or residential floors in the same building, since each depends on a different kind of demand.
The bottom line
Huashu China Town is a real, externally verifiable initiative, not just marketing language confined to CDB’s own site. OZ Developers’ own social media confirms Bahria Sky as the original location, and CDB has since confirmed the same partnership now extends to Canton Sky Tower too. Whether it delivers on the manufacturer access it promises will depend on execution at both sites over the next year or two, in the same way any new trade format needs time to prove itself.
