The location in Bahria Orchard Phase 4 ensures a degree of safety, but not all investments are completely secure. It’s always important to review the company’s past experience and delivered projects. Q: What happens if individuals don’t go to the mall? A: The developer will pay you even if business is quiet at the mall. But you need to ensure your agreement states that they will pay you PKR 25,000 regardless of what happens. If you agree that payment is based on how busy the mall is, you will be at risk. Q: Is it possible to return my money early? A: Yes, you can certainly sell it to another buyer. After 1 year your share can be sold other potential investors through the developer or CDB Properties as well. Q: Do I actually own my real shop? A: Not at all! You do not have an actual shop that you can utilize or rent on your own. The property you own is a share in a shop and the right to receive PKR 25,000 per month. The developer has control over the shop and the tenancy rights. Q: What if the mall is less popular? A: It is developer’s responsibility to ensure they get a decent footfall to make this project a success for the businesses. You are still safe with your investment and monthly rental income.
