After a long quiet spell, a proper DHA Phase 10 balloting update has finally arrived. DHA Lahore has shared an official notice on its verified pages. In short, August 2026 will bring a series of major announcements about the phase, and balloting sits right at the top of that list. For file holders who have waited years, this is the news they wanted. Still, the market is full of noise right now. So let us separate what is confirmed from what is only expected.
What This DHA Phase 10 Balloting Update Actually Confirms
For weeks, social media filled up with balloting claims. Some dealers said existing files would go first. Others insisted the installment files would. Nobody had anything solid.
DHA Lahore has now ended that guesswork. The authority confirmed on its official pages that August 2026 will bring important Phase 10 updates, with balloting as the headline item. However, one point needs care. DHA has confirmed that announcements are coming. It has not published a ballot date, a final price list, or an approved master plan. Therefore, anyone quoting an exact balloting date today is guessing.
Why the Market Went Quiet After January
To understand why this DHA Phase 10 balloting update matters, you need the backstory.
In December 2025, DHA Lahore announced an installment plan for the phase. Booking forms were due to be issued from 25 December, with applications closing on 20 January 2026. Balloting was scheduled for 5 February 2026 through five designated banks: MCB, Bank Alfalah, Askari Bank, HBL and Meezan Bank.
That schedule did not hold. On 19 January 2026, DHA announced that ballot forms were still in printing. The process stalled, and official communication largely stopped after that. As a result, the market spent months without direction. This is exactly why the August confirmation has landed so hard.
Which Files Will Actually Be Balloted?
This is the question every file holder is asking.
Two types of files trade today: allocation files and affidavit files. Both cover residential and commercial plots, and both transfer through DHA. Crucially, neither carries a plot number yet.
Then there are the installment plan files. Market sources expect balloting to apply to those, and expect them to carry allotted plot numbers.
That would be a first for this phase. Still, this comes from market sources rather than a DHA notice. So treat it as a strong indication rather than settled fact.
Why Plot Numbers Change Everything
A file without a number is a claim on land somewhere inside the phase. A file with a number is a claim on one specific plot.
That difference drives price. Once a number is attached, buyers can see the block and the street. As a result, corner plots, park facing plots and boulevard plots start commanding clear premiums. Because of this, balloting usually splits a market in two. Well located numbers rise sharply, while weaker locations lag behind. That is why this DHA Phase 10 balloting update matters more than a routine announcement.
DHA Phase 10 File Rates Today
Here is where the market stands at the time of writing. These are indicative rates for files currently trading, not official DHA prices.
Residential plots
| Plot Size | Allocation File | Affidavit File |
| 5 Marla | 30.5 to 31 lakh | 33 lakh |
| 8 Marla | 37.5 to 38 lakh | 43.5 to 44 lakh |
| 10 Marla | 55 to 55.5 lakh | 57 to 57.5 lakh |
| 1 Kanal | 97 lakh | 1.3 crore |
Commercial plots
| Plot Size | Allocation File | Affidavit File |
| 4 Marla | 1.59 to 1.60 crore | 1.65 to 1.66 crore |
Two things stand out. Affidavit files are trading above allocation files in every single category. Moreover, the gap widens at the top end, where a 1 Kanal affidavit file sits roughly 33 lakh above its allocation equivalent.

Installment Plan Price Versus Market File Price
This comparison is worth understanding before you buy anything.
Under the plan announced in December 2025, a 5 Marla plot was priced at 45 lakh over four years, with a ten per cent down payment. Meanwhile, a 5 Marla allocation file trades near 30.5 lakh in the open market today.
| Plot Size | Installment Plan Price | Allocation File Today |
| 5 Marla | 45 lakh | 30.5 to 31 lakh |
| 10 Marla | 75 lakh | 55 to 55.5 lakh |
So the installment route looks more expensive on paper. However, it spreads payment across four years and is expected to come with an allotted plot number. The market file is cheaper and available immediately, but it carries no number yet. In addition, development charges have not been announced for this phase. Those will apply later, so budget for them either way. Note also that the December pricing may be revised when DHA publishes its August update.
Location and Master Plan
The phase sits between Bedian Road and Ferozepur Road, right beside DHA Phase 9 Prism. It was earlier known as Phase 9 Extension, and it is set to become the largest phase in DHA Lahore.
Access is planned through Bedian Road, Ferozepur Road and Lahore Ring Road interchanges. Furthermore, the phase connects directly into Phase 9 Prism, which already has developed pockets and active commercial pull.
The official master plan has not been released, and only unofficial maps circulate today. A published master plan would finally confirm sector boundaries, commercial zones and amenity locations.
What to Watch For in August
Not every part of this DHA Phase 10 balloting update carries equal weight. Here is what actually matters, in order.
- A confirmed balloting date. Without a date, everything else stays speculative.
- The official master plan. This settles boundaries, sectors and commercial zones.
- Form availability and bank details. January showed that printed forms are not guaranteed.
- Revised pricing. December 2025 rates may not survive contact with the current market.
- Development charges. These affect your true cost far more than most buyers expect.
What Investors Should Do Right Now
First, verify everything through DHA channels. Screenshots forwarded on WhatsApp are not proof of anything.
Second, know exactly which file type you hold. Allocation and affidavit files carry different transfer requirements and different tax treatment. If you are unsure, contact CDB Properties to get your hand on latest transfer fees and taxes.
Third, avoid panic buying. Prices have already moved on expectation alone, so paying a rumour premium and then waiting months for development is a real risk.
Finally, be honest about your holding period. This DHA Phase 10 balloting update improves visibility, but it does not remove development risk. The phase has real long term potential given its scale, and potential is still not a guaranteed timeline.
